Sun City

Sun City is the original — America's first large-scale active adult community, built in 1960, and still one of the most complete. Eight golf courses, seven recreation centers, and a lifestyle built entirely around retirement done well.

Sun City set the template every other 55+ community in the country has since copied. Built between 1960 and 1978, it remains resident-governed through the Recreation Centers of Sun City (RCSC) — a structure that funds seven recreation centers and eight golf courses through a modest annual fee rather than a traditional HOA. Streets are golf-cart legal throughout the community, and most internal errands — recreation center, grocery store, medical appointment — can be handled without ever getting on a highway.

"Sun City residents don't just retire here — they build a second social life around it, often a fuller one than they left behind."
